Tenant Information

  • Scheduled appointments are required in viewing our listed properties
  • Applicant will need a picture I.D.
  • Valid Social Security Number
  • Proof of Income
  • Pay the $40.00 processing fee
  • Credit Report and Criminal Background check will be performed
  • All rents are due on the 1st day of each month. On the 6th day of the month a notice is mailed. The tenant will then be charged a late fee, which will not exceed $15.00 or five percent of the rental payment, whichever is greater. If rent is late, only money orders or cashiers checks will  be accepted.
  • Returned check fee is $25.00
  • Summary ejectment (eviction) proceedings will be filed if rent is not paid by the 15th of the month, period
  • Administrative fee is charged for summary ejectment
  • Security deposit will be held by Hunter Realty and Property Management
  • Checks are made payable to Hunter Realty; we do not except cash
  • If pets are allowed it will be noted on the information sheet
  • All pet fees are non-refundable
  • 30 day written notice is required before the end of the month in which you intend to vacate. If you do not not plan to vacate you may sign a new lease renewal or remain on a month to month rental
  • We require all Tenants purchase renters insurance
  • Read your Rental Contract
  • Read your Move-in Inspection form (Link to forms on the left)
  • Read and understand the Maintenance Addendum (Link on the forms on the left) This form will give you the Tenant specific examples of things you are responsible for maintaining during the term of your lease
  • Good housekeeping is expected of everyone!
  • When you vacate the property it must be in the condition in which you found it. Normal wear and tear as noted in your contract
